Cover Your Bases When Employing Tradespeople At Your Rental Properties

You have chosen the tradespeople to approach and you are now going to speak to them about your work.

So that there can be no confusion or comeback later on, have your requirements in writing.  That way their quotes should cover every detail of the job involved.

When you get your quotes get your quantity surveyor to go over it because they can check the amount of materials be quoted and also the cost of the quote.  Let your tradespeople know you are going to do this and you will get much truer quotes.

Regardless of the size of the task the tradesperson will be performing, once you have chosen them to work for you, put your instructions in writing.  The written brief to the contractor or tradesperson must clearly stipulate the precise nature of the work, particulars of how the work is to be performed and by when it is to be completed.  Give the tradesperson a copy and put a copy on file.

Monitor the progress of the work as you don’t want work going on unnecessarily long and interrupting the ‘quiet enjoyment of the property’ by the tenants.

If it is work that affects the tenants, check with the tenants that the work has been done to their satisfaction, particularly if it relates to health and safety issues.
