Is it time for you to enter the property investment market?
Just about anywhere involving property investing at the moment you will see reports that investors are re-entering the market.But will this make a rush on the lower end of the market.Not likely, because in 2009 the lower end of the market was hit heavily with the First Home Owners grant which kept the market tight and possible even up in price.
What we will see this year is an adjustment in the lower end as fewer first home owners buy.
What will remain to be seen is what effect the return of the investors will have on the market.
This could be your ‘in’ into the property investing market
As income has been very tight for some people and as others have had the income but elected not to spend it, there could well be many properties going up for sale that need a bit of TLC to bring them up to a good rental property.
Several thousands of dollars can often be saved by purchasing a property in need of some attention and a good clean up.
A first time investor could gain from this strategy, but if you are going to go down this path make sure you do your sums properly. Very carefully cost any upgrades you intend to do before you sign on a contract. If you have decided to look for this type of property you can even get an idea on prices for painting, flooring and curtains before you go looking. At least that way you will have a ball park figure to work with.
