Look for easements when buying investment properties

Something that can trip up unsuspecting buyers is the fact that a property that is purchased has an easement on it.  Often times this is not to much of a drama, but sometimes it is.

Why are easements put on properties?  Easements are a legal right by a third party (usually the local council) put over your property so that access can be obtained to the property.   A local council may put an easement over the property so that it can run water pipes through it.

Easements are usually registered with the Titles Office, but that is not always the case.  When a seller sells a property they should disclose if there are any registered or unregistered easements over the property.

As a property investor you may think that an existing property with an easement is not a bother, but do consider if it would be to a future purchaser.  it is not a good idea to buy a property that may not sell as easily or for as good a price as you would like because of an easement.

Property owners wanting to put in a pool could find an easement in the wrong place would stop them from putting in the pool they desire.

Always make sure you know what easements are on any property that you intend to purchase.
