Looking for Property Tenants
The REIQ Journal states that most real estate offices now have landlords as tenants in their rent rolls. A growing trend is where landlords are now renting properties that suit their needs and own properties that they are renting out.
Reasons for landlords renting.
An interesting development is taking place where many ‘jobs’ are now contract positions. You most likely know several people who are working on contract.
They could be:
- teachers
- IT workers
- riggers
- miners
- engineers
- doctors
- labourers
- telecommunications technicians
- education
and the list goes on. So what is becoming obvious is the fact that many of these people are prepared to move for their jobs and own investment properties.
In many cases these contract workers are highly paid and rent upmarket housing while they are away. This group of people are proving to be very good tenants looking for top quality accommodation.
Other landlord/tenants
Another group of people who are also falling into this category are people who work from home. They may require larger premises than what they can afford to buy and will rent their accommodation/work property and own an investment property of a smaller size.
When looking for tenants these could well be a group of people worth persuing for your investments. One benefit of having them rent your property is that they will stay for probably two years and this will give you a consistent income without the gaps during tenant occupancy.
