Tips For When Selling An Investment Property
As we have written about before, selling an investment property can be quite tricky so to help get the best price for the property some thought needs to go into the process before action is taken.
The Open Homes Technique
A friend of mine who is a real estate agent said that a technique she used successfully was to hold 2 open homes a week, one on a Wednesday and one on a Saturday.
Because it is necessary to give a tenant notice of inspection, having two or even three set times a week for inspections made it so much easier on the tenants as they only were inconvenienced during those times and in a lot of cases, like through the week, they were not home anyway. Holding the open homes was an agreement whereby these were the only times the property could be inspected.
Getting The Tenant Onside
Help the tenant out by offering some cleaning services (inside or out, or both) for a few weeks while the market is hot as this will help have the place looking nice and clean for inspections.
Choose an agent that has good communication skills
Abrupt salespeople can cause more trouble that it is worth to have them. Tenants can make the selling of a rental property very difficult which, whether you like it or not, can affect the price you get in the end. Buyers viewing properties where there is a lot of tension in the air do not always leave with the best impression.
