How Can You Best Show Off An Investment Property That You Want To Sell?

Selling investment properties is, on the face of it, no different than selling anything else. Whether buying a home or an investment property the buyer will be attracted to the property by the first impression. Sure, the property will most likely have to have fallen into a basic property criteria for the buyer, but once the search is on it is the first impression that is going to hold a lot of weight when it comes to buying.
If selling an investment property it can often be difficult to have the property properly showcased for selling. It can take quite some persuasion to get the tenants to keep the house clean and tidy, and at the end of the day it is not their problem whether the property sells or not. In some case they may not even want it to sell because they don’t want a home buyer to buy because they would have to move out.
My suggestion may stand the hairs up on the back of your neck, but let me tell you a few hours hard work could make you an awful lot of money!
Prepare to sell as soon as you buy or renovate!
I have discussed recently about having a plan to buy your property and also having an escape or sell strategy so that if you do decide to sell the property is not going to be ‘a lemon’.
If the property is vacant when you buy it, or if you have finished a recent renovation do make sure that some time is given to taking professional photos to show off the property.
Showcase the property.
Move into the house some furniture (I know it sounds a bit of an ordeal), some flowers and some cushions and throws and take some photos that you could put up on a ‘property for sale’ website and know that they will help sell the property. Ideally there should be a photo for each room but if you could at least have the kitchen (the most important room inn the house) and at least one other room staged for photos then I am sure you would find the response to the property sale more successful. As you can see from the photo there really is not a lot that is on view to make the job very difficult (OK, except the fridge).
At the end of the day it does not matter whether you sell the property this year or in 10 years time you will have quality photos on file to whip straight up onto a website for selling and it will show the property off in the best possible way.
Talk to any real estate agent and you will find that staging a home means that the property usually sells quicker and for a higher price than a similar property that has not had the attention to detail.
Really, this system is money for jam when you do decide to sell. Even if you did not plan on selling when you bought, you don’t know what changes are in the wind and you may find yourself in a situation where you want to sell or have to sell.
