Time to Have a Good Look at Your Investment Portfolio

Look at Your Property PortfolioDuring times when you are not too involved with your property portfolio in the terms of purchasing more, the whole business may just slip a little onto the back burner and just bubble away unattended.

The truth of the matter is that you should never allow your portfolio to ‘just sit’ and not be attended to. 

  1. Have a look at your leases – is there anything in them that needs attending to? Do you need to raise rents? Is there a window of opportunity for you get in and give it a repaint or are there any other matters that need attending to? If you have 3 properties and you increase each rent by only $10 that is another $30 you will have per week to ease your repayment situation, or grow equity in your properties, whichever is the case.
  2. When was the last time you did a property valuation? Even though the market has been in a small decline, if you purchased property several years ago there could well be enough equity to allow you to purchase again.
  3. We are heading into the end of the financial year. Have you got all your paper work in order for your accountant?

Soon winter will be upon us and properties often show up signs of wear during this time in the form of mould, rotting timbers, leaks and the like. Do a check of your properties and plan ahead for maintenance if your properties are in need of it.
