As a property investor it is important that your property repairs are done without delay but done with a minimum of fuss and bother to the tenants.

Cost is also of great importance.  Your materials need to be able to stand the test of time but not be expensive.

Garden Areas

There is more chance of your tenants looking after your property if it is easy to maintain.  One of the features to an easy to maintain garden is to have a good garden edging.  If the garden is edged well there is much more chance that the lawn and total garden care will be done properly.

One part of the garden that you may have to contend with is a retaining wall.  These can be a bit of a nightmare at times but if done right in the first place they will usually last for a long time as long as there are no large trees that want to compete for space!

Another is having sufficient pathways for the tenants to use that lead out to clothes lines and shed or garages.    It is all these finer points that will help you get the better rents.  Who likes sloshing through wet ground out to the clothes line?
